What areas do you serve?
Best Owner Direct is based in Cornelius and serves Hillsboro, Beaverton, Forest Grove, Tigard, Tualatin, and the surrounding Tualatin Valley & Portland-metro communities — including Sherwood, North Plains, Banks, Lake Oswego, West Linn, and Portland's westside. What does "Owner Direct" actually mean?
It means a family-owned company with no call center and no rotating strangers. When you call, you reach our Cornelius office — a real person who books your visit and tracks down any answer they don't have on hand. Our own technicians do the work, the technician at your home quotes any repair, and our project manager quotes replacements. You always know who's accountable.
Are you licensed, bonded, and insured?
Yes. Best Owner Direct is licensed in Oregon (CCB# 199049), bonded, and insured. Our technicians are factory trained on the heating, cooling, and water heating equipment we install and service.
Do you offer emergency or after-hours service?
Our office is open Monday–Friday, 8:00 AM–6:00 PM. Outside those hours we keep an on-call technician for qualified emergencies — no heat, no cooling, or a safety concern — based on technician availability. Call or text (503) 442-5964 and we'll confirm a realistic response time when we reach you. Messages received late at night may not be seen until morning.

What HVAC brands do you install and service?
Amana is our featured brand, and we also install Daikin, Goodman, Ruud, Midea, Mitsubishi Electric, and Friedrich — the main lines we offer, not the only ones. We only install equipment we've researched and can stand behind. We service virtually all major HVAC brands whenever parts and a safe repair path are available.
How often should I service my furnace, heat pump, or AC?
Twice a year for a full heating-and-cooling system: a heating tune-up in the fall before the first cold snap, and a cooling tune-up in the spring before the summer heat arrives. Maintenance keeps the system efficient, catches small problems before they become expensive failures, and documents the care most manufacturer warranties expect. Our Protection+ plan covers both visits and adds priority scheduling.
Is a heat pump a good fit for Oregon winters?
Absolutely. Modern cold-climate heat pumps work efficiently well below freezing and are one of the most cost-effective ways to heat and cool a home in the Tualatin Valley. We evaluate load, airflow, ductwork, controls, and electrical readiness so the system actually fits your home — not just the nameplate.
Should I repair or replace my system?
As a rule of thumb, if your system is more than 12–15 years old and the repair costs a large share of a new unit, replacement usually makes more sense. We'll give you an honest assessment of both options — age, parts and refrigerant availability, reliability, and long-term energy savings — and let you decide. No quotas, no pressure.

Do you install tankless and heat-pump water heaters?
Yes. We install and service traditional tank, tankless, and high-efficiency heat-pump water heaters. We'll help you weigh upfront cost against long-term energy savings and recommend the best fit for your household.
Does a heat pump or heat-pump water heater need electrical work?
Sometimes. Some homes need a dedicated circuit or panel changes before a heat pump or heat-pump water heater can go in. We check that as part of every estimate, and the qualifying electrical scope is handled by our own licensed team as part of the installation — one crew, one permit package, no hand-offs.
Pricing & Financing
What does a service call cost?
Our standard diagnostic fee is $149. It covers the technician's evaluation and a clear explanation of what we found; any repair is quoted separately and you approve the price before work begins. Replacement and project estimates are no-obligation — ask our office when you book.
Do you offer financing?
We do. Through GoodLeap and Wisetack we offer flexible financing with low monthly payments on approved credit, so the right system can happen on your timeline. Ask us about current options.
Is there a warranty on your work?
Yes. Installations carry our 1-year workmanship warranty, and we register every system so you receive the full available manufacturer warranty. If something related to our work isn't right, we take responsibility and make it right.
