Best Owner Direct HVAC & Electrical

Before you call — two honest minutes

Troubleshoot your system

A guided walk-through of the safe checks — thermostat, filter, breaker, outdoor unit — that solve a surprising share of "broken" systems. About two minutes, nothing risky, and if it's beyond DIY we'll tell you straight.

In brief

An interactive, no-cost HVAC troubleshooter from Best Owner Direct HVAC & Electrical — guided, homeowner-safe checks for no heat, no cooling, strange noises, leaks, and more, written from 13+ years on the tools across the Tualatin Valley & Portland metro. It tells you straight when a fix is safely DIY and when to call us at (503) 442-5964.

How this works

8 symptoms. Only the checks a homeowner should ever do.

Pick your symptom and answer yes or no. Every check is homeowner-safe — no panels opened, no wiring touched, one breaker reset maximum. If anything smells like gas, smells like burning, sparks, or keeps tripping, the tool stops you and puts our phone number in front of you instead.

Know when to stop

DIY ends where danger begins.

We'd rather lose a service call than have you open a panel. These are the lines we tell every Cornelius-area homeowner never to cross — and what to do instead.

When should I stop troubleshooting and call a professional?

Stop immediately if you smell gas (rotten eggs) or anything burning, see smoke or sparking, hear metal-on-metal grinding, have a breaker that re-trips after one reset, or find water near outlets or your electrical panel. Homeowner-safe troubleshooting ends at the thermostat, the air filter, one breaker reset, and clearing visible debris — anything past that needs a licensed technician.

What should I do if I smell gas in my home?

Leave the house right away and leave the door open behind you. Don't flip light switches, use the stove, or operate anything electrical on your way out. Once you're outside, call your gas utility's emergency line and then call us at (503) 442-5964 — after hours, an on-call technician handles qualified emergencies based on availability.

Is it safe to reset a tripped breaker myself?

Yes — once. Push the breaker firmly to OFF, then back to ON. If it trips again, stop: a breaker that keeps tripping is protecting your home from a real electrical fault, and resetting it repeatedly is dangerous. That's the point to call a licensed electrician.

Should I ever open my furnace or AC panels to look inside?

No. Behind those panels are high-voltage components, capacitors that hold a charge even with the power off, moving parts, and — on gas furnaces — burner assemblies. Safe homeowner checks stop at the thermostat, the filter door, the furnace power switch, and the breaker panel. Everything inside the cabinet is licensed-technician territory.
